Preview Of Duties And Responsibilities

What you will do:

Maintenance Technician / Superintendent

  • Perform scheduled preventative maintenance, as directed.
  • Ensure resident issues and service requests are addressed within 24 hours (minor repairs and maintenance tasks).
  • Responsible for cleaning duties, including litter pick-up, sweeping, snow shoveling and side-walk snow maintenance, pressure washing, or other duties as assigned by the Regional Property Manager or designate.
  • Accompany vendors and contractors while work is being completed and reporting progress to the management office team or Regional Property Manager as required.
  • Familiarization with the emergency operation of electrical, elevator, boiler, fire panel and safety systems, mechanical systems, emergency generator, sprinkler, and timer systems.
  • Ensure operations records, files and documentation are maintained accurately and timely and in accordance with established procedures.
  • Put into practice occupational health and safety protocols.
  • Emergency response and on-call duty after business hours is required.

Building Operator

  • Operation and programming of computerized control and automation systems, provide trend reports and monitor the building systems for optimal operation;
  • Assisting in tenant improvement construction management and vendor oversight;
  • Conducting and overseeing preventative maintenance and unscheduled/demand repairs of HVAC, mechanical, plumbing, building hardware, lighting, electrical, controls, elevating devices, security and life safety systems;
  • Assist with environmental assessments and reporting;
  • Participate in corporate occupational health and safety program;
  • Assist with waste, recycling and hazardous materials issues;
  • Respond to tenant service requests;
  • Assist with insurance and risk management inspections, remedial actions and reporting

Who You Are

  • Education – Completion of high school required.
  • Building Operator positions: Power Engineering Certificate (5th Class or 4th Class)
  • Experience - Related hands-on experience with building operations / maintenance with a strong service ethic commitment. An awareness of Occupational Health and Safety and WHMIS management practices.
  • Thorough knowledge of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pool, sprinklers, etc.)
  • Availability – Flexibility in hours to ensure availability for on-call duties, move-in-move-outs at the end of a month and into the first two to three days of the month. Hours may be changed based on operational needs. Must be able to handle emergencies occurring after regular office hours
  • Police Clearance – A criminal verification check is required for employment.
