Job description

Position: Real Estate Development Associate (Remote)

In this pivotal role, you will work alongside diverse internal teams to spearhead innovative projects from inception to completion. Our portfolio includes a wide array of developments such as urban mixed-use spaces (residential and commercial), affordable LIHTC multifamily housing, and luxury housing solutions. As a premier developer in the Upper Midwest, our commitment lies in crafting real estate that fulfills community needs and fosters growth.

Location: Greater Minneapolis/Saint Paul Area (Hybrid remote/in-person work with occasional travel, approximately 10-15% as required)

Key Responsibilities

  • Evaluate funding needs to guarantee the viability and sustainability of multifamily and mixed-use projects.
  • Manage pre-development tasks, including acquisition, environmental assessments, project conceptualization, budgeting, cost analysis, and financing.
  • Collaborate with team members and functional groups to create standardized proposals.
  • Generate financial proformas for multifamily and mixed-use initiatives, leveraging various funding sources such as Federal and State Low Income Housing Tax Credits, Historic Tax Credits, New Market Tax Credits, Tax Increment Financing, and Tax Abatement.
  • Organize due diligence documentation for varied stakeholders.
  • Develop and oversee financing packages for lenders, investors, and project stakeholders.
  • Aid in the preparation and submission of financing applications.
  • Establish pre-development and operational budgets, cash flow analyses, and reserve evaluations.
  • Construct comprehensive project timelines and schedules.
  • Oversee project cash flows, construction draws, and budgets during both pre-development and construction phases.
  • Cultivate and sustain relationships with private lenders, government officials, and private equity investors.
  • Support the management of construction draws and budgets throughout pre-development and construction.
  • Execute additional duties as assigned.

Required Skills

  • Proficient in financial modeling and adept with a variety of analytical tools.
  • Demonstrated ability to adapt to shifting priorities and effectively manage multiple stakeholder expectations.
  • Proven track record of meeting deadlines within a dynamic environment.
  • Quick learner with exceptional attention to detail and an understanding of the broader organizational context.
  • Capable of multitasking while prioritizing effectively; skilled in both independent and collaborative work.
  • Excellent verbal and written communication skills.
  • Proficient in Microsoft Excel and data management.
  • Willingness to extend work hours as necessary to meet project deadlines.
  • Genuine enthusiasm for our mission, vision, and values.

Qualifications

  • Bachelor's degree in Real Estate, Finance, or a related discipline.
  • Relevant experience in business development and/or research and development within the industry.
  • Proven experience in assisting with the development of at least six proposals for both commercial and non-commercial sponsors.
  • Familiarity with Federal and State Low Income Housing Tax Credits, Historic Tax Credits, New Market Tax Credits, and Tax Increment Financing.
  • Comprehensive understanding of the real estate transaction process, encompassing land/building acquisition and the closure of debt and equity.

Compensation And Benefits

  • Salary: \(75,000 - \)85,000 annually, with eligibility for bonuses. Compensation is contingent on experience and skillset.
