Key Responsibilities

  • Conduct thorough on-site inspections and property condition assessments utilizing mobile inspection and capital planning software.
  • Execute walk-through surveys of essential building systems, including mechanical, electrical, and plumbing, alongside structural and foundational assessments.
  • Capture site and building features through photographic documentation and detailed observations.
  • Evaluate system types, conditions, remaining useful life, and significant deficiencies of building components based on visual assessments.
  • Gather measurements and quantities to substantiate estimated costs for addressing physical deficiencies and projecting replacement reserve expenditures.
  • Engage with property owners, tenants, service providers, and other knowledgeable stakeholders regarding the property.
  • Review repair/improvement costs, maintenance reports, inspection documents, and other pertinent records.
  • Compose property condition assessment reports using asset management software.
  • Meet or exceed performance benchmarks for productivity and quality.
  • Maintain open communication with project leads, reporting any issues identified during site visits.
  • Safeguard company information by adhering to confidentiality protocols.
  • Deliver exceptional customer service through timely responses and proactive problem-solving.
  • Comply with all policies, Standard Operating Procedures, and Work Instructions applicable to this role.

Qualifications

  • A high school diploma or equivalent is required; experience in construction, maintenance, home inspection, contracting, or related fields is essential.
  • A Bachelor's degree in architecture, engineering, or a related discipline is preferred. Relevant experience and certifications may substitute for a degree.
  • Demonstrated experience in facility design, building construction, assessments, and/or maintenance management is required.
  • Field experience in property condition assessment or related functions is mandatory.
  • Preferred certifications include Registered Architect, Professional Engineer, Certified Energy Manager, BPI Building Analyst, HERS II Rater, HERS Building Performance Contractor, Multifamily GreenPoint Rater, and/or Certified Energy Engineering Professional.
  • A valid driver’s license with a clean driving record is required.
  • A valid passport for potential international travel is also necessary.
  • Ability to maintain a safe and organized work environment in compliance with all relevant procedures, rules, and regulations.
  • Proficiency in utilizing computers and electronic tablets for real-time data collection.
  • Strong written and verbal communication capabilities.
  • Exceptional time management skills with the ability to operate independently.

Working Conditions/Physical Requirements

  • This position requires travel to client locations, potentially up to 100% of the time, within the U.S. and possibly internationally.
  • Ability to traverse and inspect equipment, as well as document data and photographs on safely accessible roofs and other elevated or open areas.
  • Ability to operate in densely equipped mechanical and electrical environments while adhering to safety protocols.
  • Must be capable of walking, standing, sitting, stooping, kneeling, crouching, or crawling, as well as balancing and climbing stairs and ladders to evaluate buildings.
  • Frequent use of hands and fingers for keyboard interaction.
  • Capacity to operate an electronic tablet in the field for live data collection.
  • Ability to operate a motor vehicle, and travel by plane, vehicle, and train.
