Job description

Position Overview: 

The Leasing and Retention Specialist is a vital part of our team, responsible for converting prospective residents into future residents by guiding them through the leasing process. As a Leasing and Retention Specialist at Imagine Homes, you will play a key part in our strategic objectives related to occupancy, revenue growth, retention, and customer satisfaction. This remote role leverages self-showing technology, a fully digital leasing process, and a high-powered CRM to create a seamless and efficient experience for our customers and team members. The ideal candidate is sales-driven, tech-savvy, highly organized, and detail-oriented, with a passion for providing excellent customer service.

Requirements

Key Responsibilities:

  • Build trust and rapport with prospective residents, understand their needs, and use urgency to encourage applications while creating a positive experience.
  • Respond quickly and professionally to inquiries from prospective residents via phone, text, email, and CRM platforms.
  • Act as a knowledgeable guide for prospective and future residents by providing timely and accurate information on viewing, applying, and moving into an IHM home.
  • Monitor and resolve any issues related to self-touring scheduling or access.
  • Utilize the company’s CRM system to manage and track leads, ensuring all interactions are documented and follow-ups are completed, and that data is accurate within the CRM.
  • Achieve or exceed monthly leasing targets by converting qualified leads into lease signings.
  • Identify barriers to lead conversion and propose actionable solutions.
  • Act as the main point of contact for prospective residents throughout the leasing process, but work closely with market teams and other departments to ensure a seamless leasing experience.
  • Support the underwriting/onboarding team by helping guide prospects through the application process, addressing questions and providing assistance to improve application completion rates.
  • Adhere to all local, state and federal laws, including all laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other applicable laws or ordinances pertaining to property management or residential leasing.

Qualifications:

  • This position requires an active Real Estate License.
  • Exceptional communication skills, both written and verbal, with a customer-focused approach.
  • Highly organized and detail-oriented, with the ability to manage multiple tasks and deadlines.
  • Proficiency with CRM systems and virtual leasing tools; comfort with technology is essential.
  • Self-motivated and results-driven, with a strong desire to meet and exceed goals.
  • 2+ years of experience in property management/leasing is required, but experience with SFR is preferred.
  • Working knowledge of property management systems such as Entrata, RealPage, Yardi, and/or appFolio. Experience with AppFolio and Rently is preferred.
  • Sense of humor and positive attitude.
