As a Home Project Manager, you will be responsible for ensuring that all newly purchased manufactured homes are properly set in a timely manner across the portfolio. The ideal candidate will be experienced in the new home setting process, and have an understanding of home refurbishment. The work will need to be completed following all city and county requirements, on time and within budget. The Home Project Manager is critical in delivering on Havenpark's mission of providing quality affordable homes to our future residents. Lastly, this person acts as the main reporting source for status updates on all home projects in the portfolio.
ResponsibilitiesMonitor home projects to ensure quality, scope, and budget requirements are met Review and approve all budget requests, Purchase Orders (POs) and invoices daily Research/manage home setback requirements (city and county)Supervise the construction of site-set manufactured homes up to the point of being ready for saleSupervise the refurbishment of recently vacated homes up to the point of being ready for saleDefine problems relevant to accounting opportunities and needs, including data collection, analysis, and drawing of valid conclusionsAssess existing home sites to determine what site prep is needed and what size home will fit on the lot(s) by creating individual lot modsAssist communities in managing the receiving of new homes, setup of new homes, refurbishment of existing homes, and vendor setupLocate and contract with vendors to ensure reasonable pricing and control of costsMaintain standards set by Havenpark and its stakeholders Create materials, outlines, schedules, procedures, and other collateral materials required to effectively manage and execute home projectsFacilitate weekly inventory meetings with Operations to ensure home project deadlines and budgets are achievedFacilitate and directly conduct status report meetings with the management teamBuild relationships with managers to complete home construction projects in keeping with the company’s quality standards Actively demonstrate and reinforce Havenpark's values, work processes, and policies Must exhibit traits consistent with company values and lead team members to do the sameEnsure that all work processes are followed, and that work is done in compliance with Fair Housing laws, rules, regulations, and policiesTake immediate action to correct any practices that are inconsistent with Havenpark's valuesQualificationsExperience: Minimum of 5 years of new home project management experienceProject management certification preferred (PMP, CCM, CPC, or equivalent)Manufactured Housing experience preferred Physical Demands: Occasional exposure to wet/and or humid conditions; the employee will occasionally lift packages up to 20 lbs.; frequently required to walk; frequent exposure to outside weather conditions.
