Job Overview
The Sr Real Estate Manager is a key member of Retail Real Estate who is responsible for distribution within a specific geographic area including site selection, negotiations, relocations, renewals, and store closures. Provides proactive solutions aligned with the business strategy through collaboration, influence and industry expertise. Translates business strategy to real estate strategy and provides guidance and consultation to business partners.

Job Responsibilities:

  • Expansion of retail real estate, optimize existing distribution portfolio, review & negotiate renewals of existing stores which aligns with overall business objectives

  • Develop and manage strategic partnerships with assigned business units. Become the trusted real estate advisor in the planning process

  • Influence decision makers and lead change enabling strategic alignment with enterprise goals

  • Develop credible knowledge of business including financial drivers, market strategy, and strategic drivers

  • Proactively provide appropriate real estate solutions based on business goals by becoming a trusted partner of the business. Manage change across the enterprise

  • Manage positive impacts to financial performance by translating business strategy into relevant real estate solutions

Education:

  • Bachelor's Degree Business, Finance or related field (Required)

Work Experience:

  • 7-10 years related work experience in a real estate client relationship management role required

  • Real Estate experience in retail/restaurant industry strongly preferred

Knowledge, Skills and Abilities:

  • Client Relationship Management: Develop trusted partnerships by communicating complex real estate strategies clearly and proactively addressing business needs.

  • Project/Program Management: Oversee multiple projects (site selection, renewals, relocations, closures) with rigorous planning, timeline management, and cross-functional collaboration.

  • Financial Acumen: Utilize strong analytical skills to perform cost-benefit analyses, manage budgets, and align real estate investments with overall financial goals.

  • Supplier Management: Negotiate and manage vendor relationships to secure favorable terms, ensuring high-quality services and contract compliance.

  • Attention to Detail: Maintain accuracy in documentation, compliance, and risk mitigation to support high-quality real estate execution aligned with business objectives.

Base Pay Range: $119,200 - $215,000

Corporate Bonus Target: 20%

The pay range above is the general base pay range for a successful candidate in the role. The successful candidate’s actual pay will be based on various factors, such as work location, qualifications, and experience, so the actual starting pay will vary within this range.

At T-Mobile, employees in regular, non-temporary roles are eligible for an annual bonus or periodic sales incentive or bonus, based on their role. Most Corporate employees are eligible for a year-end bonus based on company and/or individual performance and which is set at a percentage of the employee’s eligible earnings in the prior year. Certain positions in Customer Care are eligible for monthly bonuses based on individual and/or team performance.
