The Sustainable Design & Construction Manager (SDM) will be responsible for managing, planning, and overseeing all LEED-certified capital projects. The SDM will support the C&I sustainability strategy by performing various duties and initiatives. Duties include but are not limited to managing the full portfolio of LEED projects. Coordinate with PMs to ensure that LEED points are being met in the design process and then implemented in the construction phase. Prepare all required documentation to be submitted and approved by USGBC.
Responsibilities
Administer LEED Volume for corporate projects
Standardize documentation organization
Manage schedule of 50+ projects
Create prototype credit documentation
Coordinate with Corporate project managers on New Construction and major renovation projects
Coordinate with project Design Teams and Contractors for LEED submissions to GBCI
Maintain corporate credits and liaise with Teams for documentation needed to support variations to the design.
Maintain USGBC Gold Membership and disseminate education opportunities for Project Managers
Manage corporate LEED Specification language requirements and implementation
Standardize LEED Construction documentation and educate the Contractor
Assist in managing the full life cycle of the project according to strict milestone deadlines.
Coordinates with internal stakeholders on program development of capital projects
Leads and directs project team members to ensure compliance with set standards, procedures, and guidelines as they pertain to LEED.
Consistently provides management and oversight on project development, design, and activities. Activities include coordinating routine status meetings with all parties involved in the project, such as the architects, consultants, contractors, sub-contractors, and internal stakeholders. Status meetings will be a combination of virtual and in-person.
Conduct detailed site visits, as requested, to gain insight into work progress, increase team efficiency and productivity, and mitigate potential mistakes/delays.
Communicate effectively with the vendors, consultants, and contractors responsible for completing various phases of the project. Key communications include ongoing review, confirmation, and internal coordination of development/design/construction drawings/specifications, other regulatory paperwork, and licensing requirements.
Ensures projects are completed within the designated schedule and approved LEED budget. This is performed through budget management, expense tracking, and risk management.
Leads and manages all parties involved in the project, such as the architects, consultants, contractors, and sub-contractors
Responsible for managing all required close-out documents for the project in a secure database for access and download by all authorized users and providing local management with a copy for their records
Invoicing and billing management through coordinating payments and cash flow for respective construction projects
Assembles monthly capital project performance reports
Qualifications
Minimum Education and/or Experience:
Bachelor's degree in a field related to building science, such as architecture, engineering, or construction management
5 + years of relevant experience with LEED and/or other third-party certification project work, including documenting credits on LEED Online, LEED Volume, and/or LEED Campus experience preferred.
Ability to read and interpret formal construction documents, inclusive Architectural, Mechanical, Electrical, Plumbing, Landscape, and Civil plan sets and specifications
Knowledge of Construction Specification Institute (CSI) format
Advanced certification (LEED AP BD+C) is a requirement.
