We are presently looking for a Lease Administration & Sustainability Analyst, to join our team.

Role: Manage and maintain a global portfolio of information related to the property management aspect of Nielsen’s real estate footprint such as leases, contracts, etc. Maintain Excel & Google spreadsheets, tenant allocations, billable expenses and other information in multiple formats. Support global responsibility and sustainability internal stakeholder to meet annual corporate reporting requirements.
 
Responsibilities:
Reviews and interprets commercial leases, abstracts, LOIs and emails for key lease terms. 
Tracks lease critical dates/monitors lease compliance.
Audits landlord ledgers, as needed. 
Composes and sends written correspondence, invoices, commencement letters, termination letters, etc. in a timely manner to support Transaction Management. 
Responds to landlord & subtenant inquiries, research and investigate tenant billing issues/problems, assists with arrears collections in supporting role with third party partner.
Maintains and manages various monthly reports as well as ad hoc reports and maintain tracker of original documentation with outside third party.
Responsible for the review and approval of NA direct bill weekly funding requests and processing using FnA portal.
Coordinates with Finance | Accounting to ensure charges and ARO’s are properly expensed.
Support global responsibility and sustainability internal stakeholder to meet annual corporate reporting requirements including collection of invoices for global portfolio, invoice preparation, and management of reporting.
Ensures the accuracy and approval of financial reports related to NA monthly rent, supplemental rent, AR Variance, and NYC CRT quarterly payments.
Creates Non PO invoice payments for various vendors.
Setups and maintains new and existing vendor and customer id’s.
Works closely with HR Employee Central for all new and expired leases to ensure all leases are in People Hub.

Qualifications:
Must have strong work ethic, dependability, and be highly accountable and responsible
Must be highly organized, able to multi-task, meet deadlines and work under pressure while maintaining a professional attitude
Self-motivated and shows initiative without direction
Two years in Commercial Lease Administration
Associates or Bachelor’s degree preferred in Accounting, Finance or related field or equivalent work experience
Ability to understand and interpret complex commercial lease terminology (base rent, percentage rent, operating expenses, commencement date, rent commencement date, real estate tax, insurance obligations, etc.)
Proficient in Microsoft Excel and Word & Google
Advanced report writing and analytical skills
Strong communication skills - written/verbal
Able to manage multiple inquiries and prioritize with time-sensitive deadlines
Experience with a lease management database system
